A Track Record Built Across Three Cities.
For London, we prioritised areas where major infrastructure and regeneration were changing how people move across the city and expanding where they could realistically live.
The Elizabeth Line was one of the biggest shifts. By connecting east and west London through central London, it significantly shortened journeys into key employment and commercial hubs, strengthening the appeal of areas that were previously considered further out.
The Green Quarter reflects that opportunity in West London. Southall station is within walking distance, with direct Elizabeth Line connections to Paddington in around 13 minutes and onwards through central London to Canary Wharf. The development is also part of an 88-acre regeneration scheme bringing new homes, green spaces and amenities into the area.
Together with the regeneration around Canary Wharf and Thamesmead, this opened up opportunities across different parts of London, with Queens Cross, Southmere and The Green Quarter among the projects we selected.

Manchester stood out for its combination of entry price, rental potential and large-scale regeneration, with significant development still taking shape across the city centre.
New Jackson, around Deansgate, has been a key focus. The area is being transformed into a new residential district, with Deansgate Square already established and developments such as The Blade continuing that growth.
Vista River Gardens presents another opportunity near St John’s, combining a central location with projected rental yields of up to 6%.

Birmingham drew our attention because major investment in transport, education and employment was reshaping the city centre. Curzon Street HS2 station and the Birmingham Knowledge Quarter are set to improve connectivity, expand commercial space and create thousands of jobs around an area already anchored by major universities. For Glasswater Locks, Snow Hill Wharf and South Central, that wider transformation mattered as much as the developments themselves because it pointed to a deeper, more sustainable base of housing demand.
